The client initially approached ESA with a brief to explore opportunities for the redevelopment of the site located at the East end of Oxford Street, in London’s West End.

The mixed-use proposal consists of retaining the historic front façade, remodelling the existing structure, and adding further levels at roof top.

Completed in 2021, the new building provides 21,000sqft of new high-quality retail and Cat A office accommodation. It sits the Soho conservation and contributes to the regeneration of the area around Tottenham Court Road. The new accommodation is served by a single stair with a fire engineered strategy utilising a sprinkler system and the staircase being pressurised.
