ESA were instructed by our client to prepare mixed-use designs for the site at 26-48 Oxford Street and 55 Hanway Street.  This is phase one of the development of the so-called ‘island site’ bounded by Oxford Street and Tottenham Court Road in London’s west end.


The site sits within a Conservation Area. Our brief was to develop an exciting and appropriate architectural solution for this challenging site which will seek to continue the regeneration of the east end of this very popular shopping street.


Our response optimises this prime site, rationalising uses and re-configuring units to provide a high quality mixed-use development. The scheme comprises part retained facade, part new build and part remodelling of a Grade II listed building. 


The new build development creates an efficient and integrated commercial scheme with modern interventions visible from Oxford Street.
