ESA architects have completed a conversion of this Georgian mid-terraced property into a medium sized ‘boutique’ office space arranged over six floor levels.
Grafton Street is located in an area predominantly in office use, with some hotels and retail use spread throughout the area.
The conversion included the re-positioning of the fourth floor structure and roof to provide a useable internal environment.
The existing rear extension, erected in the early twentieth century, has been demolished and replaced with a new simple glazed extension in order to enhance light quality to the lower ground and ground floors.
Our design aims to retain and enhance the historical quality of the existing building which was significantly compromised by several previous alterations.
