A key planning issue for this site in the Vauxhall Gardens conservation area was the preservation and enhancement of the area's character. This project involved the part retention and part redevelopment of a collection of mid-19th century industrial buildings. It provided a 9,300 sq m mixed-use scheme of offices, retail, restaurants, and six residential units. ESA Planning coordinated the application and negotiated with Lambeth Council to win permission for a scheme of striking contemporary buildings that incorporated aspects of the area's industrial heritage.
